About the Role

PT Global Multindo Cipta (GMC) is expanding into the local Indonesian construction market while maintaining our portfolio of international projects. We are looking for a Business Development Manager (BDM) who can establish local project pipelines (max project value ~150M), build partnerships with contractors, and drive revenue growth through strategic B2B engagement.

Key Responsibilities

1. Business Development & Sales Pipeline

  • Identify, qualify, and secure new project opportunities in the local construction industry (warehouse, office renovation, small–mid scale construction, etc.)
  • Develop and maintain a structured sales pipeline with clear delivery timelines.
  • Conduct B2B outreach: email campaign, cold/warm calling, LinkedIn prospecting, referral networks, and industry events.

2. Partnership Management

  • Build and maintain relationships with local contractors for project collaboration (including partnership for "pinjam bendera").
  • Negotiate terms, pricing structure, and revenue-sharing agreements.

3. Proposal & Tender Process

  • Prepare project proposals, cost estimates, and financial forecasts.
  • Collaborate with internal teams (Estimator, QA/QC, Project Coordinator) to produce accurate pre-construction documentation.

4. Revenue Forecasting & Project Feasibility

  • Create project cost–benefit analysis, revenue projections, and margin planning.
  • Ensure minimum monthly pipeline targets and quarterly revenue targets are consistently met.

5. Market Analysis

  • Conduct continuous industry research (competitors, pricing benchmark, trends in construction consulting).
  • Provide strategic recommendations for GMC's business expansion.

6. Reporting & CRM

  • Maintain complete client documentation in CRM software.
  • Present bi-weekly sales activity reports to Directors (pipeline status, forecast, conversion rate).

Required Qualifications

Education & Experience

  • Bachelor's degree in Civil Engineering, Architecture, Business, or related fields.
  • Minimum 3–5 years experience in:

  • Construction sales / business development, OR

  • Construction consulting, OR
  • B2B project-based sales in related technical industries.

Technical Competencies

  • Strong understanding of project life cycle in construction.
  • Ability to read basic technical drawings (bonus if proficient).
  • Familiarity with proposal writing, BOQ understanding, and deal structuring.

Soft Skills

  • Strong negotiation & communication skills.
  • High initiative, proactive, and target-oriented.
  • Ability to maintain relationships with high-level stakeholders.
  • Strong analytical & problem-solving skills.
  • Ability to work with minimal supervision and deliver measurable results.

Tools

  • Familiar with CRM software & digital prospecting tools (email automation, ClickUp, etc.)

Preferred (Nice to Have)

  • Existing network within construction contractors, developers, or property owners.
  • Experience managing project partnerships (subcontractor collaboration).
  • Prior involvement in small–medium scale construction projects.
