Project Feasibility

**Job Summary**

**Key Responsibilities**

**1. Feasibility Analysis**
- Conduct in-depth feasibility studies for proposed real estate and construction projects, including market research, competitive analysis, and risk assessment.
- Evaluate the economic, financial, and technical viability of potential projects.
- Develop detailed cost-benefit analyses and sensitivity scenarios.

**2. Financial Modeling & Analysis**
- Build robust financial models to project cash flows, IRR, NPV, ROI, and other key financial metrics.
- Analyze project budgets, forecast revenues, and assess the financial performance of ongoing and completed projects.
- Prepare and present comprehensive investment proposals to stakeholders.

**3. Market Research & Competitive Analysis**
- Research and monitor real estate market trends, including property prices, rental yields, and construction costs in Bali and surrounding areas.
- Identify emerging market opportunities and threats.
- Benchmark company projects against competitors.

**4. Investment Due Diligence**
- Assist in conducting due diligence for potential acquisitions, joint ventures, and partnerships.
- Coordinate with legal, engineering, and operations teams to ensure compliance with local regulations and construction standards.
- Evaluate the risks associated with land acquisition, zoning, and environmental impact.

**5. Reporting & Stakeholder Communication**
- Prepare and deliver detailed reports, presentations, and recommendations to senior management and investors.
- Maintain clear communication with internal and external stakeholders, including financial institutions and government agencies.
- Support the preparation of business plans and funding proposals.

**Qualifications**
- **Bachelor’s degree** in Finance, Economics, Real Estate, or a related field (Master’s degree preferred).
- **3 to 5 years **of experience in real estate investment analysis, project feasibility, or financial planning (experience in the Bali property market is a plus).
- Strong proficiency in **financial modeling** and advanced knowledge of Microsoft Excel, PowerPoint, and financial analysis tools.
- Knowledge of **real estate laws**, zoning regulations, and construction processes in Indonesia.
- Excellent analytical and problem-solving skills, with a keen attention to detail.
- Strong written and verbal communication skills in **English and Bahasa Indonesia** (proficiency in French is an advantage, considering client base).
- Ability to work independently and collaboratively in a fast-paced environment.
