One of our clients, a dynamic property management company in Bali, is searching for a highly experienced Sales Manager to join the team immediately.
**Requirements**:
- Bachelor’s degree in Business, Management, Hospitality, or related field.
- Minimum four years of experience in sales, with at least two years in a managerial role in hospitality, real estate, or property management.
- Proven success in property acquisition and developing long-term owner relationships.
- Strong leadership, coaching, and team development skills.
- Expertise in creating sales strategies, budgeting, and setting KPIs.
- Experience with Zoho CRM or similar platforms (pipeline management, data hygiene, lead tracking).
- Strong network with real estate agents, developers, and industry partners.
- Skilled in ROI preparation, commercial proposals, and contract negotiation.
- Understanding of contract basics, legal documents, and property onboarding processes.
- Able to work under high targets and maintain ethical sales standards.
- Excellent communication skills in both Bahasa Indonesia and English.
- Proficient in Microsoft Office/Google Workspace and collaboration tools.
**Responsibilities**:
- Lead, mentor, and support the Sales & Owner Relations team to achieve KPIs.
- Plan team capacity, set priorities, and conduct regular training (sales techniques, negotiation, product knowledge).
- Oversee department SOPs and ensure compliance.
- Develop annual sales budgets and monthly targets by property type, area, and room count.
- Build and maintain a strong network with agents, developers, and partners to expand the pipeline.
- Benchmark competitors and adjust property offerings accordingly.
- Oversee full Zoho CRM operations (pipeline stages, data hygiene, activity standards).
- Track team activities, support negotiations, and close key deals.
- Collaborate with the marketing team on updated promotional materials.
- Prepare ROI proposals together with Revenue, Finance, and Operations teams.
- Ensure properties meet company standards before onboarding.
- Maintain compliance with company-standard management contracts.
- Coordinate the full handover process from contract signing to property going live.
- Ensure all owner communications meet the 24-hour SLA.
- Maintain confidentiality of owner data, handover sheets, and trackers.
- Produce weekly pipeline reports and monthly performance reports.
- Conduct competitive benchmarking at least every six months.
- Update the Sales Team planner and participate in weekly meetings with HOD/Directors.
- Focus on high-quality opportunities to drive revenue.
- Uphold ethical sales practices, transparency in commissions, and accurate service representation.
- Escalate major risks or owner issues early to senior management.
