    About Our Client

    We are currently partnering with a multi-national property developer company who is looking for a competent Property Manager to help them in this time of growth.

    Job Description



  • Property Operations:
  • Oversee the daily operations of the building, including maintenance, repairs, and upkeep of common areas, residential units, and commercial spaces.
Develop and implement operational policies and procedures to ensure efficient property management.Ensure compliance with all local, state, and federal regulations, including health and safety standards.

Tenant Relations:Serve as the primary point of contact for all tenants, addressing concerns, resolving issues, and maintaining positive relationships.Coordinate move-ins and move-outs, including inspections, lease signings, and security deposit management.Conduct regular tenant meetings and communications to keep tenants informed of building policies, events, and updates.

Leasing and Marketing:Collaborate with leasing agents to attract and retain high-quality residential and commercial tenants.Assist in developing and implementing marketing strategies to maximize occupancy and tenant satisfaction.Review and negotiate lease agreements, ensuring compliance with building policies and standards.

Financial Management:Prepare and manage the property's annual budget, including forecasting income, expenses, and capital improvements.Monitor rent collection, manage accounts receivable, and address any delinquencies or payment issues.Oversee vendor contracts and ensure cost-effective services without compromising quality.

Maintenance and Vendor Management:Coordinate and supervise maintenance staff and contractors to ensure timely and high-quality service delivery.Schedule regular inspections and preventive maintenance for building systems (HVAC, plumbing, electrical) and common areas.Manage relationships with vendors, negotiate contracts, and oversee the quality of work performed.

Regulatory Compliance:Ensure the property complies with all zoning regulations, building codes, and environmental laws.Stay informed of any changes in local, state, or federal regulations that may affect the property.Coordinate with legal counsel as necessary to address compliance issues or disputes.

Reporting:Prepare and present regular reports on property performance, including occupancy rates, financials, and maintenance activities.Provide updates to senior management on any significant issues or opportunities related to the property.Track and analyze key performance indicators (KPIs) to drive continuous improvement in property management.

Emergency Response:Develop and implement emergency response plans, including fire safety, natural disaster preparedness, and security protocols.Act as the primary contact for emergency situations, coordinating with local authorities and ensuring tenant safety.

The Successful Applicant

Bachelor's degree in Engineering, Business Administration, or a related field preferred.Minimum of 10 years of experience in property management, with at least 2 years managing mixed-use properties.Strong understanding of property management software and technology.Fluent in Bahasa Indonesia and English.Excellent communication, negotiation, and conflict-resolution skills.Knowledge of local real estate market trends and property laws.Ability to manage multiple priorities and work under pressure.
