RESPONSIBILITIES:

  1. Leasing of office space, open space (venue and atrium lobby), food counter, and advertising space for CIMB Niaga and general tenants.
  2. Ensuring the smooth operation of ongoing and future events in the building.
  3. Approving work permits – project fit-out for contractors, Project Building Management, and tenant contractors, and consolidating with the Chief Engineer, as well as escalating approval to the Building Manager.
  4. Working with the Building Manager and Building Management Administration, preparing the annual budget and work program, including forecasting casual rental income.
  5. Responsible for budget realization and monthly cash inflows and outflows, in conjunction with the Building Management Administration.
  6. Handling customer complaints regarding all building services and conducting service questionnaires for a one-year period.
  7. Responsible for the building's emergency response.

MAIN DUTIES:

  1. Compile/update rental data summaries and lease agreements for space, open space (Lobby and Food Bank), and advertising space, periodically (monthly and semi-annually) in the form of tenant tables.
  2. Prepare work programs and forecast casual rental income and operational expense budgets for tenant relations.
  3. Issue lease extension letters for both CIMB Niaga and general tenants, based on the lease term.
  4. Issue other external letters, with prior internal memo submissions to the relevant management.
  5. Coordinate with legal departments in issuing lease agreements/lease amendments.
  6. Issue internal memos to finance and accounting for financial document processing (rent invoices, rent receipts, deposit refunds, etc.).
  7. Coordinate with work units and the event team and monitor the implementation of activities and events (Wedding, Bazaar, and other event booths).
  8. Evaluate the implementation of work procedures and work instructions, and tenant relations.
  9. Prepare and sign the NPB and FPB for requests for goods and services costs allocated to Tenant Relations.
  10. Implement mitigation, evaluation, and training on building emergency response procedures with the building emergency response team and Building Manager.
