We are looking for an experienced, proactive, and detail-oriented Property Manager to oversee the full daily operations of our villas and ensure exceptional guest experiences.

This role requires a strong leader who understands villa management, hotel housekeeping standards, team leadership, and operational optimization.

You will work directly with housekeeping, handyman teams, accounting, marketing, purchasing, and top management.

RESPONSIBILITIES

  1. Guest Operations (Check-in / Check-out)

  2. Handle all check-ins and check-outs with professionalism and warmth.

  3. Provide villa tours, explain amenities, and answer guest questions.
  4. Ensure guest issues are resolved quickly and with high satisfaction.
  5. Inspect villas immediately after check-outs for damages and reporting.

  6. Staff & Team Management

  7. Supervise and coordinate the housekeeping team, handyman/maintenance, gardeners, pool staff, and external service providers.

  8. Ensure all team members follow SOPs, hygiene standards, and cleaning procedures.
  9. Train staff on cleaning materials, correct usage, protection for different surfaces (wood, marble, tiles, outdoor furniture), and operational standards.
  10. Conduct weekly performance reviews and maintain a positive work environment.

  11. Operations & SOP Implementation

  12. Establish, revise, and enforce Standard Operating Procedures (SOPs) for all villas.

  13. Optimize workflow, communication, and property readiness.
  14. Develop checklists for housekeeping, maintenance, inventory, and safety.
  15. Identify operational issues and propose improvement strategies.

  16. Maintenance & Preventive Care

  17. Supervise daily maintenance tasks and ensure villas remain in premium condition.

  18. Coordinate handyman schedules and follow-up on repairs.
  19. Manage maintenance logs, pool cleanliness, electricity/water reporting, and villa condition assessments.

  20. Purchasing & Inventory Control

  21. Collaborate with the purchasing team to buy cleaning products, villa supplies, guest amenities, and maintenance materials.

  22. Provide recommendations for high-quality cleaning equipment and eco-friendly products.
  23. Maintain stock levels and avoid shortages or over-purchasing.

  24. Financial & Administrative Support

  25. Work closely with the accounting team to complete:

  26. cash flow records
  27. expense reporting
  28. inventory tracking
  29. petty cash management
  30. Review and optimize operational budgets with management.

  31. Sales Optimization & Upselling

  32. Identify opportunities for villa upgrades, guest upsells, and improved guest satisfaction.

  33. Support the marketing team with property insights, photos, and operational improvements.
  34. Understand pricing trends and help optimize nightly rates through feedback.

  35. Communication & Coordination

  36. Act as the operational bridge between marketing, accounting, purchase team, and management.

  37. Join weekly management calls and give clear operational updates.
  38. Maintain excellent communication with team members through WhatsApp groups and daily briefings.

REQUIREMENTS

  • 5+ years experience in hospitality operations.
  • Villa management experience preferred.
  • Hotel housekeeping supervisor or team leader experience strongly valued.
  • Strong knowledge of cleaning standards, materials, tools, and surface care.
  • Excellent leadership and communication skills.
  • Problem-solving mindset with strong operational discipline.
  • Ability to manage multiple properties and teams simultaneously.
  • Fluent in English & Bahasa Indonesia
  • Strong attention to detail and high service standards.
  • Able to work flexible hours based on guest check-in schedules.
