Job Description

The Department Head of Financial Planning & Analysis (FP&A) for Property Management is responsible for leading and overseeing all financial planning, budgeting, and performance analysis activities within the Property Management division. This role plays a key part in ensuring financial efficiency, supporting management decisions, and aligning business strategies with company objectives.

Key Responsibilities:

  1. Lead and coordinate the preparation of the
    annual budget
    and
    business plan
    for all property management units.
  2. Conduct
    monthly financial performance analysis
    and provide insights and recommendations for cost efficiency and profitability improvement.
  3. Deliver accurate and timely
    financial reports and analysis
    to management and relevant stakeholders.
  4. Ensure all financial processes comply with
    company policies and accounting standards
    .
  5. Perform
    forecasting, trend analysis, and financial projections
    to support both short-term and long-term strategic decisions.
  6. Identify potential financial risks and develop effective mitigation strategies.
  7. Collaborate with other departments (Accounting, Operations, and Management) to maintain data alignment and strategic consistency.
  8. Lead, coach, and evaluate the FP&A team to enhance performance and professional growth.

Qualifications

  • Education:
    Bachelor's or Master's degree in Accounting, Finance, or Financial Management.
  • Experience:
    Minimum
    8–10 years
    of experience in Financial Planning & Analysis, with proven leadership experience in
    Property Management
    or a related industry.
  • Technical Skills:
  • Strong knowledge of budgeting, forecasting, and financial reporting.
  • Proficient in ERP systems, advanced Excel, and financial analysis tools.
  • Understanding of property-related financial KPIs (e.g., occupancy rate, NOI, OPEX ratio).
  • Managerial & Interpersonal Skills:
  • Excellent leadership and team management abilities.
  • Strong analytical, communication, and presentation skills.
  • Data-driven decision-making with high attention to detail.
  • Language:
    Fluent in both
    Bahasa Indonesia
    and
    English
    (written and spoken).
