We are looking for a highly experienced professional to lead Property, Leasing, and Large-Scale Site Acquisition activities for a nationwide portfolio of more than 11,000 sites.

This role requires strong negotiation capability, strategic acquisition experience, and the ability to manage complex landlord relationships and community engagement across Indonesia.

Key Responsibilities:

  • Lead end-to-end
    property management
    , including leasing, renewals, compliance, and risk mitigation for a nationwide asset portfolio.
  • Drive
    large-scale location acquisition
    for new sites, expansions, and strategic placements.
  • Conduct
    direct negotiation with landlords
    for land lease, rental agreements, renewals, and extensions.
  • Manage and resolve
    community issues
    , objections, and stakeholder engagement across various regions.
  • Build strong relationships with
    local authorities, government bodies, and regulatory stakeholders
    .
  • Lead, mentor, and supervise a team of
    40+ property and field personnel
    .
  • Monitor contract lifecycle, ensure timely renewals, and prevent critical expiry cases.
  • Analyze market prices, rental benchmarks, and property valuation to determine fair pricing for leases.
  • Oversee property documentation, licensing, permits, and operational readiness.
  • Develop acquisition strategy for high-demand locations and maintain alternative site options for negotiations.
  • Coordinate closely with internal teams (Legal, Finance, Operations) to execute agreements smoothly.

Requirements:

  • 10+ years experience
    in property management, site acquisition, land leasing, or real estate operations.
  • Proven track record in
    mass-scale acquisition
    (hundreds to thousands of sites).
  • Strong background from one of the following industries (highly preferred):
  • SPBU / Fuel Stations (Shell, BP, Vivo, Pertamina)
  • Coffee Shop Chains
    (Starbucks, Cotti, Kopi Kenangan, Janji Jiwa, etc.)
  • Retail Chains
    (Indomaret, Alfamart)
  • Pharmacy Chains
    (Kimia Farma, Guardian, Century)
  • Banking – ATM/Branch Acquisition
    (BRI, BNI, Mandiri, BCA)
  • Telecommunication SITAC / Land Acquisition
  • Housing developers / industrial estate / real estate groups
  • Strong
    direct negotiation
    capability with landlords and multi-party stakeholders.
  • Experience handling
    community engagement
    , land disputes, or regional property issues.
  • Able to manage large teams (20–40 people or more).
  • Fluent in English (written & spoken).
  • Willing to travel across Indonesia.
