Our client, a property development company specialising in high-value villas and apartments across Bali, is looking for a Senior Owner's Representative to join their team.

The ideal candidate is a highly experienced construction professional with strong technical expertise and proven leadership in villa or resort development. You are detail-oriented, assertive, and able to represent the owner's interests with full independence. You excel at identifying problems early, holding contractors accountable, and ensuring that construction quality, progress, and timelines meet the highest standards. You communicate clearly, work proactively, and consistently deliver transparent reporting.

Requirements:

  • Open for local candidates.
  • Minimum 10 years of proven experience managing villa, resort, or luxury residential construction projects.
  • Strong technical expertise in structural, architectural, MEP systems, and high-end finishing.
  • Solid understanding of construction sequencing, project scheduling, and site coordination.
  • Demonstrated ability to identify risks early, troubleshoot issues, and implement effective on-site solutions.
  • Strong capability to review drawings, technical documents, shop drawings, and method statements.
  • Experience overseeing quality control checks, material inspections, and contractor performance management.
  • Based in Bali with strong familiarity with local construction practices, suppliers, and regulations.
  • Independent, assertive, and detail-oriented, with a high sense of ownership and accountability.
  • Strong English communication skills (spoken and written), able to deliver clear reporting and coordination.
  • Proficient in using basic project management tools (progress trackers, reporting templates, documentation systems).

Responsibilities:

  • Oversee end-to-end construction quality from foundations and structural works to architectural finishing.
  • Conduct regular site inspections to monitor workmanship, materials used, and compliance with design standards.
  • Ensure all construction activities align with drawings, specifications, and industry best practices.
  • Track daily and weekly progress on-site, ensuring targets and milestones are achieved.
  • Monitor material usage, deliveries, and stock to prevent delays or discrepancies.
  • Identify risks early and provide practical solutions to keep the project on schedule.
  • Hold contractors and subcontractors accountable for quality, timelines, and contractual obligations.
  • Address issues promptly and enforce corrective actions where needed.
  • Maintain strong working relationships while ensuring strict adherence to standards.
  • Prepare clear and structured weekly reports covering progress, issues, risks, and next steps.
  • Communicate regularly with the owner and project stakeholders to provide updates and recommendations.
  • Document all on-site observations, variations, and decisions made.
