Role Description

This is a full-time, on-site Facilities Manager role based in Greater Denpasar. The Facilities Manager will oversee day-to-day operations, maintaining the functionality and safety of facilities. Responsibilities include managing maintenance schedules, supervising repair work, ensuring compliance with safety regulations, coordinating with vendors, and optimizing operational efficiency. Additionally, the role involves managing budgets for facility-related expenditures and ensuring preventive maintenance plans are in place.

Key Responsibilities

1. Strategic Asset & Inventory Management

• Asset Lifecycle Management:
  Develop, manage, and execute strategic plans for the maintenance, replacement, and optimization of all major building systems (e.g., HVAC, electrical, fire suppression) and fixed assets to maximize efficiency and longevity.
• Inventory Control:
  Implement and maintain a system for tracking, managing, and optimizing the inventory of maintenance supplies, critical spare parts, and facility equipment.
• Oversee the implementation and optimization of a Computerized Maintenance Management System (CMMS) or related facilities management software.

2. Project Leadership & Design Integration

• Capital Project Execution:
  Directly apply prior
  Construction Project Management
  experience to lead and deliver all capital improvement projects, including major renovations, fit-outs, and new infrastructure installations, ensuring timely and budget-compliant completion.
• Design and Space Optimization:
  Utilize the
  Architectural or Design degree
  to guide and approve space planning, interior modifications, and facility aesthetics, ensuring designs are functional, code-compliant, and aligned with organizational standards.
• Manage all project phases: scope definition, detailed cost estimation, bidding, contractor selection, and construction oversight.

3. Financial Oversight & Vendor Coordination

• Budget and Cost Control:
  Be fully accountable for developing, monitoring, and aggressively managing the annual
  Operating Expense (OpEx)
  and
  Capital Expenditure (CapEx)
  budgets for the facilities department. Drive cost-reduction initiatives without compromising operational quality.
• Vendor and Contract Management:
  Proactively source, negotiate, and manage all contracts with external service providers, construction firms, and key vendors, ensuring high performance, compliance, and cost-effectiveness.

4. Operations and Compliance

• Ensure continuous facility operation and compliance with all local or national regulations, including safety, fire code, and accessibility standards.

Qualifications

• Education:
  Bachelor's degree in Architecture, Interior Design, or a closely related Design/Engineering field is required.
• Experience:
• Minimum of 8 years of experience in facilities management, property management, or technical operations.
• Demonstrated experience or certification in
  Construction Project Management
  is a significant advantage.
• Skills:
• Expertise in
  Budgeting and Cost Management
  , specifically relating to facilities CapEx and OpEx.
• Proficiency with CMMS/CAFM systems for asset and inventory tracking.
• Exceptional ability to manage multiple projects, vendors, and competing priorities simultaneously.
• Bachelor's degree
  in
  Architecture, Interior Design, or a closely related Design/Engineering field
  is required.
