Ringkasan Peran

Sebagai Operational Manager Consultant, Anda bertanggung-jawab untuk mengelola dan memastikan seluruh proses operasional di RJ Property berjalan lancar, efisien, sesuai standar perusahaan dan regulasi properti, mulai dari pemasangan iklan/leads, telemarketing, monitoring leads & reporting, hingga proses akhir sewa/unit terjual, serta integrasi dengan sistem ERP perusahaan (RJ Property). Anda juga akan mengawasi tim operasional, menetapkan KPI, mengidentifikasi perbaikan (continuous improvement), dan memastikan kepuasan baik dari owner, tenant/leads maupun dari internal tim.

Tugas & Tanggung Jawab Utama

1. Manajemen Proses Operasional

  • Merancang, memperbaharui dan memastikan implementasi SOP operasional perusahaan (termasuk pemasangan iklan properti, monitoring leads, telemarketing, proses akhir sewa/jual) agar selaras dengan strategi dan sistem ERP RJ Property.
  • Mengawasi aktivitas sehari-hari dari tim operasional: Cek Unit (Quality Control - QC) dari sebelum sewa, prepare untuk disewa, selama masa sewa, sampai selesai sewa pemasangan iklan di platform (Lamudi, Rumah123, OLX, PinHome, Proppit, Realoka, SewaNet), revisi iklan harian, monitoring leads, pelaporan harian/mingguan/bulanan.
  • Monitoring Berjalannya semua pekerjaan - Owner Relation, Operational Staff, Customer Service, Finance, Digital Marketing, Telemarketing, Teknisi, Office Support, Maid.
  • Memastikan integrasi data dan workflow antar departemen (digital marketing, telemarketing, finance, owner relation, CS) agar data masuk ke sistem ERP dan laporan dapat diolah secara real-time.
  • Menetapkan dan mengawasi standard performance (KPI) operasional – misalnya: waktu respon leads, konversi leads ke closing, akurasi data, tingkat follow-up, lead loss, kepuasan owner/tenant.
  • Melakukan analisa operasional: identifikasi hambatan, bottleneck, inefisiensi, usulan perbaikan proses, automasi, pengurangan biaya operasional.
  • Membuat materi Training karyawan khusus untuk - Owner Relation, Operational Staff, Customer Service, Finance, Digital Marketing, Telemarketing, Teknisi, Office Support, Maid.

2. Manajemen Tim & Sumber Daya

  • Memimpin tim operasional (staff iklan/digital, telemarketing, monitoring leads, helper/teknisi, office support) – rekrutmen, pelatihan, mentoring, evaluasi kinerja.
  • Menjamin alokasi sumber daya (human & teknologi) tepat guna, menyediakan tools/training yang dibutuhkan agar tim operasional mampu bekerja efektif.
  • Membuat jadwal kerja (shift/lembur) bila diperlukan, memastikan adanya backup/ketahanan saat peak period.
  • Kolaborasi dengan pihak eksternal (vendor, platform iklan, portal properti) untuk memastikan optimalisasi kerjasama dan layanan.

3. Pengendalian Kualitas & Kepatuhan

  • Memastikan seluruh aktivitas operasional mematuhi regulasi properti, perijinan, perlindungan data pribadi, etika pemasaran, dan regulasi sewa/jual lokal.
  • Melaksanakan audit internal rutin: memastikan data leads, kontrak, iklan, dokumentasi sewa/jual tersimpan dengan baik.
  • Menyusun dan memantau prosedur quality control untuk iklan (kesalahan data, foto properti, copywriting), proses telemarketing (script, result tracking), dan proses akhir (handover, deposit return, perpanjangan sewa).
  • Menyusun dan menyampaikan laporan risiko operasional (misalnya: double-listing, leads duplikasi, owner complaints, compliance issue) ke manajemen.

4. Pelaporan & Analisa

  • Membuat dashboard operasional (harian, mingguan, bulanan) yang mencakup: lead funnel (jumlah leads, follow-up, konversi), kinerja tim, status iklan, platform performa, biaya operasional, efisiensi.
  • Memberikan analisa tren, insight dan rekomendasi kepada manajemen untuk pengambilan keputusan strategis (misalnya: platform iklan mana yang paling efektif, apakah perlu penyesuaian anggaran, automasi CRM, integrasi sistem ERP).
  • Menyusun anggaran operasional tahunan/bulanan, memantau realisasi dan varians, serta mengusulkan tindakan korektif bila diperlukan.

5. Kolaborasi Strategis & Inovasi

  • Bekerjasama dengan tim digital marketing untuk memastikan sinergi antara operasional (pemasangan iklan, monitoring) dan kampanye pemasaran (SEO, konten, social media) agar leads masuk optimal.
  • Menginisiasi dan memimpin proyek-perbaikan proses (process improvement) atau digitalisasi (misalnya CRM, lead-management system, integrasi ERP) untuk meningkatkan kecepatan, akurasi, dan pengalaman pengguna (owner/leads/tenant).
  • Berkoordinasi dengan Owner Relation dan Finance untuk meningkatkan kepuasan owner (pengelola properti) – misalnya: laporan performa properti, klarifikasi biaya, tracking KPI owner, rekomendasi peningkatan nilai sewa/ jual.
  • Mengawasi implementasi feedback dari customer (owner, tenant/leads) ke dalam proses operasional agar terjadi continuous-improvement.

6. Penanganan Kasus Khusus & Eskalasi

  • Menjadi titik eskalasi untuk kasus operasional kompleks (misalnya: lead bernilai besar untuk ekspatriat, penyelesaian konflik owner/tenant, masalah teknis media iklan, koreksi data besar).
  • Membuat rencana mitigasi & recovery apabila terjadi kegagalan operasional atau insiden (misalnya: data system down, error integrasi ERP, portal iklan bermasalah).
  • Memastikan dokumentasi lengkap setiap kasus, menjamin follow-up dan penyelesaian tuntas.
Kualifikasi & Kompetensi

Pendidikan & Pengalaman

  1. Minimal S1 di bidang Manajemen, Bisnis, Properti/Real Estate, Teknik Industri atau bidang terkait.
  2. Pengalaman kerja minimal 5-8 tahun di bidang operasional / manajemen properti / real estate consulting / agency, dengan minimal 2-3 tahun di posisi manajerial/leadership. (Referensi umum job listing menunjukkan pengalaman yang dibutuhkan di real estate operations manager: "oversee daily operations … manage budgets …").
  3. Pengalaman di industri properti sewa/jual (résidential/commercial/industrial) di Indonesia sangat diutamakan.
  4. Pengalaman dalam penggunaan sistem ERP, CRM leads-management, portal iklan properti, dan tools digital marketing akan sangat menjadi nilai tambah.
  5. Memiliki Jiwa Leadership untuk memimpin semua Tim Operational yang ada didalam RJ Property.
