Leads the end-to-end delivery of a high-rise hotel project from pre-construction through operational handover/SLF. Manages scope, schedule, cost, quality, HSE, and internal–external stakeholders to ensure the project is delivered to the required quality, on time, and within budget.

Key Responsibilities:

  1. Develop the project execution plan, including WBS, baseline schedule, cashflow, S-curve, and procurement plan.
  2. Lead multi-disciplinary design coordination (architecture, structure, MEP), including value engineering and change control.
  3. Manage strategic procurement, vendor/subcontractor evaluation, contracts, and administration of claims/variation orders.
  4. Implement the quality management system: ITPs, material/work inspections, NCR/CAR, and assurance of architectural, structural, façade, and fit-out quality.
  5. Control HSE implementation: SMK3/ISO 45001, HIRADC planning, inductions, toolbox meetings, and safety audits.
  6. Manage project permitting and compliance (PBG, SLF, fire protection, environmental).
  7. Oversee integration of hotel MEP systems (HVAC, plumbing, fire & life safety, electrical, BMS), lifts/escalators, and commissioning coordination.
  8. Lead coordination meetings, weekly/monthly progress reviews, and reporting to management and the owner/consultant.
  9. Control costs and productivity: BOQ tracking, change management, EAC forecasting, and risk control.
  10. Direct cross-functional project teams (engineering, QS, procurement, site operations) and foster a disciplined, collaborative, results-oriented culture.
  11. Drive handover of critical areas (mock-up rooms, public areas) through pre-opening and the defect liability period.

Qualifications

  1. Bachelor's degree in Civil Engineering/Architecture or equivalent.
  2. Minimum 20 years of experience in high-rise building construction; at least 2 hotel/commercial high-rise projects as the lead Construction Manager from start to handover.
  3. Strong command of project management (scope–time–cost–quality–risk–procurement–stakeholder) and contract administration (FIDIC or equivalent).
  4. Proficient in developing and controlling schedules using Primavera or Microsoft Project.
  5. Strong understanding of structural works, façade/curtain wall, architectural works, and hotel MEP systems (including commissioning and life-safety integration).
  6. Proven experience managing site teams and multiple subcontractors.
  7. Solid knowledge of quality and HSE systems (ISO 9001, ISO 14001, ISO 45001/SMK3) and high-rise project safety practices.
  8. Excellent communication and negotiation skills in Bahasa Indonesia and English, strong in reporting and presentations.
  9. Willing to be fully site-based and to travel to factories/vendors as required.
