General Manager, Shopping Center (2 positions, Jakarta & Batam)

The General Manager (GM) of a Shopping Center (Mall) is responsible for overseeing the day-to-day operations, financial performance, tenant management, customer service, and marketing activities of the shopping center (mall). The GM ensures the mall provides a safe, welcoming, and attractive environment for shoppers while driving business growth and profitability. This role requires a dynamic leader with strong managerial skills, retail industry knowledge, and a customer-focused mindset. We are looking for 2 (two) General Managers for South Jakarta and Batam placement.

Key Responsibilities:
  1. Operational Management:
    • Oversee daily operations of the shopping mall, ensuring smooth and efficient functioning of all services.
    • Monitor and maintain the physical condition of the mall, including building maintenance, cleanliness, and security.
    • Implement and ensure compliance with mall policies, safety regulations, and environmental standards.
    • Manage the maintenance, repairs, and improvement projects for the mall infrastructure.
  2. Financial Management:
    • Develop and manage the mall's annual budget, including operating costs, tenant-related expenses, and capital expenditures when needed.
    • Monitor financial performance, ensuring revenue growth through effective leasing, tenant retention, and increased foot traffic.
    • Review financial reports regularly, taking corrective actions when necessary to meet budgetary goals.
    • Manage vendor relationships and negotiate contracts to optimize cost efficiency.
  3. Tenant Relations & Leasing:
    • Develop and implement leasing strategies to attract high-quality retailers and increase tenant occupancy.
    • Foster positive relationships with current tenants, addressing their needs and concerns promptly.
    • Oversee tenant onboarding, ensuring the smooth setup and integration of new tenants into the mall.
    • Ensure timely rent collection and manage delinquent accounts effectively.
    • Support tenant sales initiatives and promotions to enhance the mall's overall appeal.
  4. Marketing and Promotion:
    • Oversee marketing campaigns, events, and promotional activities to increase foot traffic and enhance the mall's visibility.
    • Collaborate with the marketing team to develop seasonal strategies, digital campaigns, and customer engagement programs.
    • Identify new market trends and opportunities to enhance the mall's competitive edge.
    • Manage social media platforms and digital content to maintain an active online presence.
  5. Customer Experience & Service:
    • Ensure a high level of customer satisfaction through the management of customer service operations and mall amenities.
    • Implement and maintain programs to enhance the shopping experience, including loyalty programs, special events, and seasonal offerings.
    • Monitor customer feedback and initiate necessary actions to improve the overall experience.
    • Oversee the mall's security operations and ensure a safe environment for shoppers and staff.
  6. Staff Management & Development:
    • Lead, motivate, and manage the mall's operations and customer service teams.
    • Develop training programs and performance standards for staff to ensure excellent service.
    • Conduct regular performance evaluations and provide professional development opportunities.
    • Promote a positive work culture focused on collaboration, accountability, and excellence.
  7. Strategic Planning & Growth:
    • Develop long-term strategies for the mall's growth, tenant mix improvements, and community engagement.
    • Monitor market conditions and competitor activities to ensure the mall's competitive position.
    • Collaborate with corporate leadership on strategic decisions related to business development, marketing, and budgeting.
Qualifications:
  • Bachelor's degree in Business Administration, Management, Real Estate, or other related field.
  • 5+ years of experience in a similar role in shopping center (mall)
  • Proven track record in mall or shopping center management, including operations, leasing, and tenant relations.
  • Strong experience in financial management, including budgeting and cost control.
  • Demonstrated ability to lead and develop teams effectively.
  • Experience in customer service management and retail marketing.
  • Excellent leadership and interpersonal skills.
  • Strong communication and negotiation skills.
  • Proficiency in English communication.
  • Ability to work under pressure and handle complex, multi-faceted tasks.
  • Strong problem-solving and decision-making abilities.
  • Knowledge of local market trends and retail industry dynamics.
  • For Batam placement: someone who has local experience will be preferred.
