Rukita is a technology-enabled property management and coliving company managing residential properties across Indonesia. We are looking for an experienced Civil Repair & Maintenance Manager to lead nationwide maintenance operations, strengthen field team capabilities, and ensure consistent property quality through effective maintenance planning, cost control, and continuous improvement. We need a experienced execution-oriented leader who can manage experienced field teams, make sound technical and financial decisions, and build scalable maintenance operations.

What You'll Do
• Lead Nationwide Operations: Oversee civil maintenance across properties throughout Indonesia, managing field teams, supervisors, technicians, and contractors to ensure consistent execution and quality.
• Manage Maintenance Performance: Monitor work orders, SLA compliance, completion timelines, and team productivity. Ensure standard maintenance work is completed within the established SLA of no more than 14 days.
• Own Budgeting and Cost Control: Prepare and review RAB, manage maintenance budgets, evaluate contractor quotations, and control material and repair costs against approved budgets.
• Drive Preventive Maintenance: Establish maintenance schedules, routine inspections, and proactive interventions to prevent building defects and minimize emergency repairs.
• Solve Problems at the Root: Analyze recurring defects, identify root causes, and implement permanent solutions to reduce repeat cases, rework, and unnecessary costs.
• Develop Field Teams: Coach supervisors and technicians, strengthen technical and problem-solving capabilities, establish performance standards, and build a more independent and accountable team.
• Improve Systems and Processes: Standardize maintenance SOPs, material planning, PR and procurement workflows, reporting, and quality control across locations.
• Collaborate with Stakeholders: Work closely with Operations, Property Management, Procurement, Finance, and property owners on maintenance planning, budgeting, priorities, and performance reviews. What We're Looking For
• Bachelor's degree in Civil Engineering, Building Engineering, or a related field.
• Significant experience in civil maintenance, building maintenance, facilities management, or property operations, with a proven track record of leading teams.
• Experience managing maintenance operations across multiple sites or regions, ideally at a nationwide scale.
• Strong technical knowledge of building defects, civil works, waterproofing, painting, flooring, ceilings, and other building maintenance requirements.
• Proven capability in RAB preparation and evaluation, budgeting, cost control, material planning, and procurement administration.
• Strong understanding of operational KPIs, SLA management, work-order tracking, and performance reporting.
• Demonstrated ability to reduce recurring defects through root-cause analysis and implement effective preventive maintenance programs.
• Strong leadership maturity, problem-solving skills, and experience developing supervisors and field teams.
• Willingness to travel regularly across Indonesia as operational needs require. Your Experience Is a Plus If You Have
• Experience in property management, hospitality, coliving, serviced apartments, or large-scale residential operations.
• Managed geographically distributed teams and third-party contractors.
• Built maintenance dashboards, standardized operational processes, or preventive maintenance systems.
• Delivered measurable improvements in SLA compliance, maintenance costs, repair quality, or team productivity. How Success Will Be Measured
• SLA Compliance: Maintenance work orders completed within the established timeline, with a standard target of no more than 14 days.
• Budget Control: RAB accuracy and maintenance expenditure against approved budgets.
• Defect Reduction: Lower recurring defect rates, rework, and avoidable emergency repairs.
• Preventive Maintenance: Completion of scheduled maintenance and improved early detection of building issues.
• Team Performance: Improved productivity, technical capability, and independence of field teams. Ready to Make an Impact? Join Rukita and help us build a proactive, data-driven, and cost-efficient maintenance operation that keeps our properties performing at their best across Indonesia.
