**職位概述**

提供高水準的酒店維護知識。全面負責維護建築物、場地和機械設備，並特別關注安全、安保和資產保護。負責管理預算、資本支出專案、預防性維護和節能。制定並實施提供產品和服務的戰略，這些產品和服務能夠滿足甚至超越客人和員工的需求與期望，同時最大限度地提高財務績效。負責維護標準和法規要求。領導應急回應團隊處理所有設備問題。

**教育和經驗要求**
- 高中文憑或高中同等學歷 (GED)；6 年工程維護或相關專業領域工作經驗；接受過暖通空調冷凍/電氣/管道技術培訓。

或者
- 在經認可的大學取得建築施工、工程、機械或相關專業兩年制學位；4 年工程維護或相關專業領域工作經驗；接受過暖通空調冷凍/電氣/管道技術培訓。

**核心工作活動**

**管理工程運營和預算**
- 與酒店和區域工程領導團隊合作，確定工程部的預算執行情況，並向領導突出說明需要關注的方面。
- 按照標準操作程序，管理機械設備，包括設備、製冷、暖通空調、管道、水處理和電氣系統。
- 執行服務契約以支援酒店的需求。
- 確保消防人員對所有程序、設備和警報進行了全面的瞭解。
- 指導並支援工程領導團隊有效管理可控費用（如工資、熱能、照明和電力、耗水量、工具和設備、場地保養用品、制服、供應商、服務協定、庫存等）。
- 管理和控制熱能、照明和電力。
- 制定符合酒店/品牌業務戰略的工程運營戰略。
- 編制和管理工程預算。
- 確保將部門目標整合到行動方案中。
- 監督執行長期預防性維護和 10 年資產保護計劃。
- 審核財務報告和報表，以確定工程部的預算執行情況。
- 積極主動地應對潛在的關注領域並向業主提出解決方案。
- 就部門目標傳達清晰一致的資訊，以產生預期的成效。
- 監督施工，確保在預算指導方針下及時完成專案。

**維護工程標準**
- 確保遵守州、地方和聯邦法規。
- 維護酒店的防火安全系統（如消防設備、噴水滅火系統和警報系統）。
- 確保建築和設備許可證、批准證書和認證現行有效。
- 確保酒店政策得到公平一致的執行。

**管理盈利能力**
- 透過審查運營報表、預算工作表和工資進度報告，將運營的各個方面限定在預算範圍內。
- 監督和管理工資單功能。
- 管理部門可控開支以實現或超越預算目標。
- 參與制定部門的資本支出目標；根據需要管理專案。
- 參與責任領域的預算流程。
- 準備每週和期末損益評定。
- 瞭解部門運營對酒店總體財務目標的影響；適當地向員工提供詳細資訊。
- 審核和管理可控費用，如熱能、照明、電力、用水量、工具和設備、場地保養用品、制服、供應商、服務協定等。

**開展人力資源活動**
- 確保員工受到公平、公正的對待。
- 確保酒店政策被公平一致地執行，根據標準和當地運作程序（SOP 和 LSOP）完成懲戒程序和存檔，並支援同事評議流程。
- 運用員工回饋和「門戶開放」政策，及時識別和解決員工的問題或疑慮。
- 透過公開表彰團隊成員的貢獻，慶祝成功。
- 解決客人的問題和投訴。
- 必要時將問題提請人力資源部注意。
- 確保在整個工程運營期間定期進行溝通，以傳達日常運營活動，設定期望並提高業務目標意識。
